The island is a neighbourhood of towers and townhouses between the river, the golf course and the Champlain Bridge, one REM station from downtown: a market of new and recent condos where supply has exceeded demand since 2023, and where the price is set building by building, floor by floor, view by view. Pointe-Nord, around the REM station and boulevard René-Lévesque, concentrates the recent and new towers, above the median for river and downtown views, with the most competing inventory. The centre of the island, along boulevard de l'Île-des-Sœurs and around place du Commerce, lines up the 1970s to 2000s buildings, at or below the median, with condo fees to read closely. Pointe-Sud and the streets near the golf course and the shore keep the townhouses and detached houses, above a million, and the prestige condos. The good deals of 2026: resale condos in towers delivered since 2022, listed more than 90 days, and large apartments in older buildings to renovate.
Nuns' Island takes twice as long as the Island of Montreal (54 days for a condo) because thousands of new units were delivered since 2020 and the investors who bought them off-plan are reselling at the same time: 303 listings for one neighbourhood, ten months of inventory above $820,000. For a seller, that means a price set on the last three sales in the same building (not the island), photos and a video that show the view and the common areas, marketing toward Toronto, expatriates and South Shore retirees, and accepting an inspection condition and a review of the minutes. For a buyer, it is the island's best leverage: visit three times, compare five units and negotiate on price, inclusions and date.
