RénoPlex in Montreal in 2026: grant for 1 to 5 unit buildings, work blocks, property value thresholds and deadlines

In Montreal, RénoPlex pays up to half of a plex's roof, foundations or windows, provided you apply before starting. Here are the blocks, the per-square-metre thresholds, the amounts and the calendar.

RénoPlex is the City of Montreal's renovation grant program for owners of a 1 to 5 unit building (single-family home, duplex to fiveplex, mixed building, co-op or non-profit). The grant is calculated by type of work, cannot exceed 50% of the real cost of eligible work, and the request must total at least $3,000 ($500 for the flood-protection stream). Access to work categories depends on the building's property value per square metre: under $3,860 per m², Block 1 work (foundations, green roof, plumbing, landscaping, garage entrance, heating and ventilation, electrical, watertight doors, flood barriers); under the low-property-value threshold, Block 2 is added (roofing, envelope, openings, projections, ventilation); Block 3 covers flood protection. The maximums published by the City are in the order of $20,000 for a single-family home and $40,000 for a 2 to 5 unit building, multiplied by 1.5 for co-ops and non-profits. Count 3 to 4 months for approval, and 18 months to complete the work after conditional approval; at least half the units must be occupied. Buildings of 6 units or more fall under Réno logement abordable.

Who is eligible

The owner (individual, company, co-op or non-profit) of a residential building of 1 to 5 units on the territory of the Ville de Montréal (reconstituted cities such as Westmount, Dorval or Pointe-Claire have their own programs). Four streams: 1 single-family home, 2 building of 2 to 5 units, 3 flood protection, 4 mixed building (ground-floor commercial). For a 2 to 5 unit building, at least 50% of the units must be occupied at the time of application and during the work. The property value per square metre, calculated from the roll, decides which categories are accessible.

The amounts

The grant is the sum of the amounts set per type of work, published by the City in its table "déterminer les montants accordés", without exceeding 50% of the real cost of eligible work. Published caps are in the order of $20,000 for a single-family home and $40,000 for a 2 to 5 unit building; co-ops and non-profits receive 1.5 times the amounts. Because per-type amounts and thresholds are revised by the City, check the table in force on montreal.ca at the time of application: that one counts, not a 2024 article.

The sequence, and the trap

The application is filed online before any work begins, with quotes from RBQ-licensed contractors; the City confirms eligibility within 3 to 4 months and communicates the applicable requirements; the work is done within 18 months of conditional approval; the grant is paid after inspection. Work started before approval is not subsidized: that is trap number one, especially for a leaking roof. RénoPlex combines with Rénoclimat (insulation, windows) and LogisVert (heat pump) on separate work, without exceeding the real cost.

Six units and more

Owners of a building of 6 units or more fall under the City's Réno logement abordable program, which targets roof, structure, envelope and openings with aid per unit capped per building, in exchange for commitments on rents. Conditions and amounts are on the program page on montreal.ca.

What it is worth at resale

A roof, foundations or windows redone with RénoPlex sell as paid work: the buyer of a plex in Rosemont or Verdun looks first at the roof, the brick and the balconies. Keep the grant confirmation and the invoices; the obligation to keep the residential use and, for 2 to 5 units, occupancy during the work, does not follow the building after the sale, but check the commitments you signed.
