Brossard-Saint-Lambert (QPAREB sector 42) sold its condos for $404,000 in median in the second quarter of 2026, -3 % year over year after +29 % in five years, in 50 days, with 524 active listings, the South Shore's largest stock. The 3 % dip comes from the sales mix (more small units, resellers of new units) and from competition with new construction; the market stays with the seller under $400,000 (0.8 months of inventory) and normalizes above. For a seller, the question is direct competition: in the same building or project, how many units are for sale, at what price, and what the neighbouring developer offers taxes included. In the older sectors (sectors A, B, C, the 1980s to 2000s buildings along Taschereau and Grande-Allée), the price is set on the neighbourhood's comparable buildings, and the reserve fund is the point the buyer checks.
