The South Shore condo that rose the most, but thanks to new construction: in Candiac and La Prairie, the seller must not confuse the median with their building. Here are the 2026 figures, the pricing method and the calendar.
Selling a condo in Candiac or La Prairie in 2026 means selling in the sector where the condo rose the most on the South Shore, with a trap: a $450,000 median in the second quarter (+12 % year over year, +48 % in five years), 45 days on market, 157 active listings. The rise comes from the new builds of Square Candiac and the projects near the 30: it does not mean your 2010 unit is worth 12 % more. The seller of a recent Square Candiac unit is compared with the new units still available from the developer; the seller of a 1990s La Prairie building is compared with similar buildings, with the reserve fund as the point to document. The price is set on your building's sales, the syndicate's documents are ready before the first viewing, and the marketing targets Brossard and the REM fifteen minutes away.
Candiac and La Prairie (QPAREB sector 41) sold their condos for $450,000 in median in the second quarter of 2026, +12 % year over year and +48 % in five years, in 45 days, with 157 active listings, $47,000 above the South Shore median ($403,000, 39 days). The rise is a composition effect: new or recent units with elevator at Square Candiac and along the 30, sold for more than La Prairie's 1990s buildings. For a seller, the day-one price is set on their building's closed sales, never on the sector median; the gap between one month and three comes down to that precision and to the presentation. At Square Candiac, around the exo station, the price is set on the building's sales in the last six months, by floor and orientation, and the unit is compared with the new units still available in the following phases: the tax-included price, the parking, the storage and a settled syndicate budget are the resale's arguments. In Candiac's townhouses in co-ownership, the price is set on the project (same model) with the garage, the yard and the basement as adjustments. In La Prairie, in the 1990s to 2010 three- and four-storey buildings near the 104 and the 30, and in the rare conversions of Vieux-La Prairie, the price is set on comparable buildings, and the Bill 16 reserve fund study must be in the file.
The sector median says nothing about your unit. A condo's price is set on the closed sales of your building and of comparable buildings (same generation, same amenities) in the last 90 to 180 days, adjusted for the floor, the orientation, the view, the parking, the storage and the condition; then we look at what is for sale right now in the building and next door, including the neighbouring developer's new units taxes included: that is your real competition. A condo listed 3 % above the building's sales in a 50-day market is not visited, it is compared. We show you the sales, not a promise.

Rarely fully: in a recent building, the buyer pays for the floor, the elevator and the parking; paint, clean floors and decluttering are enough. In a 1990s building, an updated kitchen and bathroom pay back.
No, if it is documented before the offer: a voted special assessment is paid or negotiated in the price; a thin fund is presented with the Bill 16 study and the syndicate's plan. The surprise after the offer is what kills the sale.
