Selling · Candiac · QPAREB Q2 2026 figures
Candiac sells at the South Shore's highest price and its buyer takes 39 days to decide: the day-one price and the presentation make the difference. Here are the 2026 figures, the pricing method and the calendar.
Selling a house in Candiac in 2026 means selling at the South Shore's highest median: $820,000 for the single-family home in Candiac-La Prairie in the second quarter (+4 % year over year, +33 % in five years), 39 days on market, 162 houses active (+12 %), and a seller's market in every range, with 3.5 months of inventory between $600,000 and $1 million and 7.3 months above $1.2 million. The price is set street by street: the recent homes of the Square Candiac and Le Chenal sectors and the streets near the exo Candiac station above the median, the 1960s to 1980s cottages of the old core below it. A condo ($450,000, 45 days, 157 listings, +70 %) calls for a different strategy. The method: the closed sales of the street, a fair price from day one, a full launch on Thursday, offers on Monday.
Candiac-La Prairie (QPAREB sector 41) sold its median house for $820,000 in the second quarter of 2026, +4 % year over year and +33 % in five years, in 39 days (44 over twelve months), with 162 houses active (+12 %); the condo sold for $450,000 (+12 %) in 45 days with 157 listings (+70 %). The market is the seller's in every range, but the delay is the South Shore's longest with Brossard: at $820,000, the buyer compares. The whole South Shore: $648,500 in 30 days in the second quarter; $655,000 in 37 days in August with 3,703 active listings (+28 %). The monthly picture is on the South Shore's August 2026 report.
| Segment (QPAREB, Q2 2026) | Median price | 1 year | 5 years | Days on market | Active listings |
|---|---|---|---|---|---|
| Single-family, Candiac/LaPrairie | $820,000 | 4% | 33 % | 39 days | 162 |
| Condo, Candiac/LaPrairie | $450,000 | 12 % | 48 % | 45 days | 157 |
| Single-family, South Shore, all | $648,500 | 2% | 39 % | 30 days | 1 |
| Condo, South Shore, all | $403,000 | 2% | 42 % | 39 days | 1 |
Square Candiac and the recent sectors east of Highway 15 sell the 2010 to 2025 homes and townhouses above the median: the builder's finish, the garage and the energy rating make the gap, and the buyer compares with the new units still on sale. The streets near the exo Candiac station and Parc André-J.-Côté sell the 1980s to 2000s cottages at the median, where the lot and the pool make the gap. The old core near boulevard Marie-Victorin sells the 1960s to 1980s cottages below the median, where condition makes the gap. La Prairie, in the same sector, sells its historic district and its riverfront on their own comparables. Our page on home prices by city on the South Shore places Candiac against its neighbours.
The sector median tells you where the market sits, not what your house is worth. Our valuation starts from the closed sales of the last 60 to 90 days on your street and the streets next to it (same type, same era, same lot), adjusts for what differs (finished basement, garage, pool, roof, windows, kitchen), then looks at what is for sale right now at the same price: that is your real competition. Pricing 3 % too high in a 30-day market costs you the first weekend, when viewings concentrate; pricing right produces multiple offers. We show you the comparables, not a promise.

For the full market portrait, read our guide "Living in Candiac" and our real estate broker page for Candiac. See also Candiac vs Mascouche and selling a condo in Candiac or La Prairie. If you are buying at the same time, our sell-and-buy guide lays out the sequence without a double mortgage.
39 days in median in the second quarter of 2026 (44 over twelve months), 45 days for a condo. A house priced at its street's level with a full launch receives its offers in the first two weeks; above $1.2 million, count two months.
Spring (March to June) concentrates buyers, but September and October are the second peak with thinner supply; winter sells slower but with less competition. In Candiac, the new sectors keep selling year-round, which sets the pace for resales.
Small visible work (paint, floors, refreshed kitchen, landscaping) pays back; big work (roof, windows, basement) rarely pays back 100 % and negotiates better as a price adjustment. In the recent sectors, the buyer compares with new construction: finish and cleanliness matter more than upgrades.
The broker's compensation, agreed in the brokerage contract and payable at the sale; the certificate of location if outdated ($1,200 to $2,500); the mortgage penalty if you break a term (three months of interest or the interest rate differential); the notary's fees for the discharge. Our free valuation puts numbers on all of it before you decide.
