Châteauguay (QPAREB sector 39) sold its median house for $525,000 in the second quarter of 2026, flat year over year and +43 % in five years, in 36 days (36 over twelve months), with 302 houses active, up 43 %, the South Shore's sharpest rise; the condo sold for $400,000 (+11 %) in 30 days with 47 listings. The market is the seller's up to $790,000 and the buyer's above (11.0 months of inventory): the large waterfront and recent homes above that threshold negotiate. Châteauguay remains the cheapest city in the western South Shore, ahead of the Southwest ($620,000) and Candiac-La Prairie ($820,000).
