Selling a house in LaSalle or Lachine in 2026 means selling in a market cut in two: a $730,000 median for the single-family home in the second quarter (+1 % year over year, +26 % in five years), 42 days on market, 120 houses active, a seller's market under $640,000 (6 months of inventory at most) and a buyer's market above (15.9 months), where the large riverfront homes of LaSalle and the renovated cottages of Vieux-Lachine sit. The condo ($420,000, 53 days, 310 active) is a well-supplied market. The island's southwest therefore sells its bungalows and semi-detached homes fast, and its $700,000-plus homes slowly, as the buyer compares them with Verdun, Dorval and the South Shore via the Mercier bridge. The method: closed sales of the street, a fair price in the right range, a full and bilingual launch.

The median hides two markets: under $640,000, LaSalle's bungalows and Lachine's modest homes go in a month (2.5 to 6 months of inventory depending on the range); above, inventory reaches 15.9 months, the heaviest on the island with Montréal-Nord, because the large riverfront homes and renovated cottages compete with Verdun, Dorval and the South Shore. In August, the island sold for $820,000 in 57 days. For a seller, the question is positioning: a house listed at $660,000 that is worth $630,000 changes market and waits six months.
