Iberville and Saint-Athanase, on the east bank of the Richelieu, sell for $577,950 in 46 days. The price is set street by street: old Saint-Jean and the Richelieu waterfront above the median, the 2000 to 2020 homes of Saint-Luc at the median, the 1960s to 1980s bungalows below it. A condo ($350,000, 27 days) goes fast. The method: the closed sales of the street, a fair price from day one, a full launch on Thursday, offers on Monday.

The Saint-Jean and Saint-Luc sector (sectors 50 and 51) sold for $509,000 (-6 %) in 31 days with 98 houses active (+26 %) and a condo at $350,000 in 27 days; Saint-Athanase and Iberville (sector 49), $577,950 (+3 %) in 46 days with 46 houses active (-33 %). The market is the seller's up to $770,000 in Saint-Jean (2.4 months of inventory between $390,000 and $640,000) and balanced above (9.9 months). What makes the price, sector by sector

Old Saint-Jean, around rue Richelieu, the Chambly canal and the Royal Military College, sells the older homes and the Richelieu waterfront above the median, on character and the view. Saint-Luc and L'Acadie, to the northwest toward Highway 35, sell the 2000 to 2020 cottages at or above the median, where the garage and the finished basement make the gap and the buyer compares with new construction. The 1960s to 1980s sectors of the centre and south sell the bungalows below the median, where condition makes the gap; it is the South Shore's first-time buyer market.
