The Faubourg one bridge from Laval, or downtown Sainte-Thérèse with the CEGEP and the station: here are the sector's 2026 condo prices, new versus resale and what to read before offering.
Buying a condo in Boisbriand or Sainte-Thérèse in 2026 means choosing between two products: the Faubourg Boisbriand, a planned district with shops, offices and recent buildings one bridge from Montmorency metro, and downtown Sainte-Thérèse, with its conversions, small buildings, Cégep Lionel-Groulx and the Saint-Jérôme train station. The sector sold its condos for $371,000 in median in the second quarter (-7 % year over year through a composition effect, +40 % in five years), in 42 days, with 68 active listings, the smallest stock on the North Shore. The condo there costs $57,000 less than in Blainville and $112,000 less than on the island. The pre-approved buyer who reads the reserve fund, and in Boisbriand the Faubourg's declaration of co-ownership, has the advantage.
Boisbriand and Sainte-Thérèse (QPAREB sector 27) sold their condos for $371,000 in median in the second quarter of 2026, -7 % year over year after +40 % in five years, in 42 days, with 68 active listings. The dip is a composition effect: more sales of small older units in downtown Sainte-Thérèse, fewer large recent units in the Faubourg, not a drop in the same product. The market stays with the seller for houses (29 days, 96 listings), but the condo leaves time to compare. The whole North Shore: $370,000 in 38 days, 848 listings (+40 %). The Faubourg Boisbriand, at the crossing of Highways 15, 13 and 640, lines up four- to six-storey buildings with elevator and 2010 to 2025 townhouses around the shops and offices: the sector's most expensive condo, with fees that often include the elevator and indoor parking, and a declaration of co-ownership that regulates rentals. Vieux-Sainte-Thérèse and downtown (rue Blainville, the church square, the CEGEP, the station) sell conversions, small buildings and a few recent projects, the sector's entry level, within walking distance of everything; the reserve funds of the older buildings are read with the Bill 16 study. Central Boisbriand and the streets near the river have few co-ownerships. Chambéry in Blainville ($428,500) and downtown Laval ($420,000, 60 days, to negotiate) are the alternatives.
New construction concentrates in the Faubourg and near the Sainte-Thérèse station: GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer, delivery in 12 to 24 months. The resale dominates: in the Faubourg, 5- to 15-year-old units with an established fund and known fees; downtown, cheaper conversions and 1980s to 2000s buildings, where the fund is the point to check. In a 42-day market, an offer conditional on the documents and the inspection negotiates. For an equal budget, the recent Faubourg resale is often the best value.
