Buying a condo in Dorval in 2026 means buying in the most expensive condo sector in the west of the island, but with more choice than before: a $517,500 median for the southern West Island in the second quarter (+5 % year over year, +26 % in five years), 44 days on market and 211 active listings, 53 % more than a year ago. In Dorval itself, condos sit in the buildings on the Lac Saint-Louis shoreline and Bord-du-Lac road (the view, the retirees, above the median), in the 1970s to 2000 buildings of the village and near the Dorval station (the neighbourhood condos, often below the sector's median) and in a few recent buildings near the 20 and the shops. Dorval's own question is the airport's flight paths: it is checked street by street before offering. The sector's house sells for $820,000 in 38 days.
The southern West Island (QPAREB sector 1: Dorval, Pointe-Claire, Beaconsfield, Kirkland) sold its condos for $517,500 in median in the second quarter of 2026, +5 % year over year and +26 % in five years, in 44 days (58 over twelve months), with 211 active listings (+53 %). Lachine-LaSalle ($420,000, 53 days, 310 listings) and the northern West Island ($418,500, 57 days) are the cheaper neighbours; the whole island sells its condo for $483,000 in 54 days. In Dorval, the village and station units often sell below the sector's median, pulled by Pointe-Claire's recent towers; the lakeshore sells above. The Lac Saint-Louis shoreline and Bord-du-Lac road have the buildings with a view, an elevator and indoor parking, bought mostly by retirees, above the median and on few comparables. Dorval village, around avenue Dorval and the station (exo Vaudreuil-Hudson line and buses to the metro), has the 1970s to 2000 buildings and the sector's cheapest neighbourhood condos, within walking distance of the shops. Near the 20 and Les Jardins Dorval, the recent buildings sell at the median and are compared with Pointe-Claire's new construction. Everywhere, the flight-path map and the windows' soundproofing are to be checked before the offer: two buildings three streets apart do not have the same exposure.
New construction concentrates in Pointe-Claire, around the future REM station, and near the 20 in Dorval: the developer sells with a GCR warranty, taxes extra, delivery in 12 to 24 months, and the GST is eliminated on new homes up to a million for a first-time buyer. The resale offers immediate occupancy, a building whose five years of minutes can be read, and a tax-included price.
