More supply, fewer sales, stable prices: here is how to buy a house in Gatineau in 2026 while taking advantage of a market that finally leaves time to compare.
Buying a house in Gatineau in 2026 means buying in a market that has rebalanced: a $508,000 median in the city (+2% year over year, +40% in five years), 23 days on the market, 835 houses active for 769 sales in the quarter, and supply up 30% in the metropolitan area while sales fell 15%. The budget starts around $420,000 for a bungalow in Buckingham or Masson-Angers (about $2,030 a month with the minimum down payment, household income of about $92,000), passes $500,000 for a cottage in the Gatineau sector or in Hull ($2,417, $109,000) and reaches $575,000 in Aylmer ($2,760, $124,000). With more inventory than in 2025, the prepared buyer negotiates on listings that have aged: the method remains the pre-approval, the sector chosen on closed sales and the offer documented with the street's comparables. Here are the budget, the sectors, the steps and the pitfalls.
The City of Gatineau sold its median house for $508,000 in the second quarter of 2026, +2% year over year and +40% in five years, in 23 days, with 835 houses active for 769 sales in the quarter. In the metropolitan area, sales fell 15% and active listings rose 30%: the market remains a seller's market by range, but with more choice than in 2025. The gap between sectors is clear: $419,545 in Buckingham and Masson-Angers (0%), $490,000 in the Gatineau sector (387 houses active, the widest choice), $514,500 in Hull (-2%), $572,750 in Aylmer (-1%) and $595,000 in the periphery (Chelsea, Cantley, Val-des-Monts, 39 days). The Gatineau sector (Pointe-Gatineau, La Cité, Limbour, Touraine) offers the widest choice, 387 houses active, from 1960s to 1990s bungalows to recent cottages, at a $490,000 median in 22 days: it is the first-time buyer's starting point. Hull (Val-Tétreau, the Plateau, Mont-Bleu, Wrightville) is closest to downtown Ottawa, with renovated older houses and the recent Plateau, at $514,500. Aylmer (Old Aylmer, Deschênes, Champlain, Rivermead) is the high end with its wooded lots and the Ottawa River waterfront, at $572,750 in 25 days. Buckingham and Masson-Angers, to the east, sell bungalows and village houses under $420,000. The periphery (Chelsea, Cantley, Val-des-Monts, L'Ange-Gardien) sells large properties on wooded lots at $595,000, in 39 days, with a well and a septic system. The flood zones of the Ottawa and Gatineau rivers: after the 2017 and 2019 floods, check the municipal mapping and insurability before the offer, especially in Pointe-Gatineau, Old Aylmer and along the Gatineau River. The clay soils of the Ottawa valley: foundation cracks and settlement show up on the inspection and the seller's declaration. Radon, high in several parts of the Outaouais: a 90-day test. The city's assessment roll is not market value. In the periphery, the well, the septic system and access to the network are documented before conditions are lifted. Less than in 2025: with 30% more listings and 15% fewer sales in the region, a well-located house at the right price still gets a quick offer, but one that passes 30 days gets negotiated. Look at the listing's days on market and the street's closed sales before deciding; in Aylmer and Hull, where prices slipped 1% to 2%, offering the asking price is no longer the rule.
Published forecasts (Desjardins, QPAREB, CMHC) expect stable to moderately rising prices in 2027 and a policy rate around 2.75 %; waiting does not lower the price. The right time is when your budget, your pre-approval and your sector are ready; in a seller's market, the ready buyer beats the buyer who waits.
