The calendar of a first purchase

  1. Three to six months before: FHSA opened, RRSP funded 90 days before the withdrawal, credit score checked, real budget (down payment, welcome tax, notary $1,500 to $2,500, inspection $500 to $800, tax adjustments).
  2. One month before: written pre-approval, with the rate held 90 to 120 days; without it, no serious offer in a 25-day sector.
  3. Viewings: two or three sectors compared on closed sales, not on asking prices.
  4. The offer: conditional on inspection and financing; in a seller's market, short and clean; in a buyer's market (tower condos), negotiated.
  5. The notary: 30 to 60 days after acceptance; the welcome tax arrives a few months later, and its refund after that.
