What the table says

Highest finished-basement premiums: Sept-Îles (+36%), Sainte-Adèle (+21%), Rouyn-Noranda (+15%); never negative. Fireplace or stove: Sept-Îles (+25%), Candiac (+22%), Blainville (+18%) at the top, negative in 2 cities. Forced air: Magog (+41%), Blainville (+39%), Mirabel (+28%) at the top, negative in 7 cities.

The most telling comparison is direct: in the 48 cities out of 52 where houses with an unfinished basement are numerous enough, the median gap between a fully finished and an unfinished basement is +19%. The gap against all houses is smaller because a finished basement is already the norm: 67% of houses sold have one (median of the cities).

How to read the table

The premium compares the median price of houses with the feature with the median price of all houses sold in the city the same year. It measures the typical house with that feature, not the value of a renovation: a house with a fireplace or forced air may also be larger or from another era. Centris has no "heat pump" field: forced air (ducts) is the system a central heat pump connects to.

Method

Centris (Matrix) Statistics module, queried on October 21, 2026 with the same parameters for each city: Single-family category, closed sales, median sale price and number of sales per year from 2016 to 2026 (2026 from January to September), with no criterion and then with "Basement" fully finished, "Basement" unfinished, "Fireplace-Stove" (8 types) and "Heating (mode)" forced air. Fewer than 10 sales: median left blank. Aggregates only. Past results do not guarantee the future.

Our other house series:

Each series is recalculated from actual sales, aggregates only.

Frequently asked questions

Does a finished basement count in the living area?

In general, a chartered appraiser separates above-grade rooms from the basement, even finished: a square foot of basement does not count like a square foot on the main floor. That is why a comparison with real sales is useful.

My city is not listed?
