Gap of each construction era's median price on the city's median house, sales from January to September 2026. n/a: fewer than 10 sales.

What the table says

Where new costs the most: Boucherville (+91%), Blainville (+67%), Varennes (+64%). Where it costs the least: Saint-Zotique (+6%), Quebec City (+4%), Sherbrooke (+1%). Since 2016, houses from 1959 and earlier gained more value than houses from 2010 and later in 17 cities out of 32 comparable (median increase: +126% against +122%; all houses +126%).

How to read the table

Brackets follow the year built declared on the Centris listing. They are fixed: "2010 and later" groups houses 0 to 6 years old in 2016 and 0 to 16 years old in 2026, which slows its apparent increase. The gap compares groups of houses, which also differ by size, lot and neighbourhood, not the effect of age alone.

Method

Centris (Matrix) Statistics module, queried on October 22, 2026 with the same parameters for each city: Single-family category, closed sales, median sale price and number of sales per year from 2016 to 2026 (2026 from January to September), for each bracket of the "Year built" field (1959 or less, 1960-1979, 1980-1999, 2000-2009, 2010 and more) and with no criterion. Fewer than 10 sales: median left blank. A city is published if at least three eras have 6 publishable years, including 2026. Aggregates only. Past results do not guarantee the future.

Our other house series:

Each series is recalculated from actual sales, aggregates only.

Frequently asked questions

Should I buy new or old?

New costs more to buy in most cities; old requires a maintenance budget and a serious inspection. The right answer depends on the entry price, the work to plan and the neighbourhood: a broker on the team can compare both for your budget.

My city is not listed?

We publish cities with enough sales per era for reliable medians. A broker on the team can pull the same statistics for any area.
