3,375 house sales a year is about 64.9 a week: Montreal is a deep market, where a seller always finds recent comparables and a buyer sees new houses every week. Prices settle quickly because everyone works from the same references. The real question is not whether there are buyers, but how your house compares with the 281 that sell every month. Since 2016, the number of sales has fallen 6% while prices rose: fewer houses change hands, because owners with a low rate stay put.
One count per year and per category, for all of Montreal: houses on one side, condos and plexes on the other. The counter is the number of accepted offers that led to a sale, as entered on Centris by brokers. It says nothing about sales without a broker, nor about homes withdrawn from the market unsold, which we track in houses that do not sell in Montreal.
