At 2.6 months of inventory, Joliette remains a seller's market: buyers outnumber houses, and every well-priced new listing gets showings in its first week. For a seller, the risk is not failing to sell, it is selling under price by taking the first offer. For a buyer, waiting for "more choice" does not work: with 30 homes for sale on average and 16 new ones a month, the choice turns over fast but does not grow; you need to be pre-approved and ready to decide within days. "Active listings" counts the single-family houses for sale on Centris at the end of each month; we publish the average of the year's twelve month-ends (eight in 2026) and the last month's value. "New listings" adds up the year's listings, including relistings after a withdrawal. Sales come from the same database (number of sales in Joliette). Absorption divides sales by the same year's new listings; months of inventory divide homes for sale by monthly sales, as in the buyer's or seller's market in Joliette, computed there over the past twelve months.
