What it changes when selling or buying in Saguenay

At 3.0 months of inventory, Saguenay is in line with the cities tracked: few enough houses for the seller to keep the upper hand, enough for a buyer to have a few options to compare each month. The seller who lists at the price of the latest sales finds a buyer; the buyer with a pre-approval who visits in the first week has a chance without a systematic bidding war. The rest of the table explains prices: with 73% fewer homes for sale than in 2016, the median price doubled without the number of sales growing, and it will not come down until inventory does come back.

How to read these figures

"Active listings" counts the single-family houses for sale on Centris at the end of each month; we publish the average of the year's twelve month-ends (eight in 2026) and the last month's value. "New listings" adds up the year's listings, including relistings after a withdrawal. Sales come from the same database (number of sales in Saguenay). Absorption divides sales by the same year's new listings; months of inventory divide homes for sale by monthly sales, as in the buyer's or seller's market in Saguenay, computed there over the past twelve months.
