In Lévis, the million remains the exception: 3% of sales in 2026, 27 transactions in nine months against 1 in 2016. These sales are the city's largest houses, often new or on a large lot, and they compare with each other, not with the median house ($440,000). For a seller aiming at the million, the pool of buyers is narrow and the time to sell longer than the city median; the price is set on the few comparable sales of the last two or three years, not on this year's. The share is read with the number of sales beside it: 27 sales out of 910 in 2026 is a solid measure; a few sales more or fewer move the share in a small city.
