In Lévis, the house under $500,000 still exists: 74% of 2026 sales, 675 transactions in nine months. It is the market of the first-time buyer with a 5% down payment, the one without $50,000 set aside: here, they can still aim for a house rather than a condo. But the segment median, $401,000, says these houses sell close to the ceiling; the buyer who wants to stay under the threshold looks at houses around $450,000 and accepts the work. The seller of a $480,000 house has an advantage the neighbours at $520,000 do not: a wider pool of insured buyers, and a price under the psychological bar. The share under $500,000 is read with the number of sales beside it: 675 sales out of 910 in 2026 is a solid measure; a share computed on a handful of sales moves from year to year. The $500,000 threshold is that of the minimum down payment (5% up to $500,000, 10% on the excess) and it has not moved since 2012, while prices more than doubled: that is what shrinks the segment faster than the market rises.
