On the South Shore and the North Shore, the median single-family home sold in 37 days in August 2026 according to the APCIQ, the shortest selling time in Greater Montreal. But that figure is an average between the well-prepared houses, listed at the price of the sales on their street, which get their offers in the first five days, and the ones that wait months. Seeing a new listing the day it is published is the difference between choosing and settling: when a well-located house comes out in Brossard, Blainville or Terrebonne, the first weekend's showings decide everything.
Three levels of access to new listings. Centris: we set up a search on your criteria (city, price, bedrooms, type) and you get every new listing as soon as it is published, without waiting for the sites that pick it up later. Before Centris: the properties that come through the team are shown to you before their public release, while the photos and the file are being prepared. Off market: our sellers who want a discreet sale, with no public listing, presented only to pre-approved buyers looking for exactly that kind of property. It all starts with a buyer alert and a pre-approval, because a new listing cannot be bought unless you are ready to make an offer.
By setting up an alert with a broker: the new Centris listings that match your criteria reach you as soon as they are published, and the properties that come through the team are shown to you before their public release. It is free for the buyer, since our services are paid by the seller's commission. Pre-approval is the condition: without it, seeing a new listing first is worth nothing.
It depends on its price against comparable sales. A new listing priced at or below the market often gets several offers the first weekend: the offer must be clean, conditional on the minimum necessary, and ready before the showing. A new listing priced above the market does not sell in the first week, and the seller becomes more open after three or four weeks with no offer.
