Pool, garage, year built in Saguenay: what each feature really adds to the sale price in 2026 (300 sales)

Buying · Features · Saguenay · September 18, 2026

Is a pool really worth what it costs in Saguenay? What about a garage? Here are the real price gaps, drawn from listings sold over 12 months, with days on market on both sides.

As of September 18, 2026, across 300 single-family sales read in Saguenay on Centris between September 16, 2025 and September 16, 2026, the median sale price is $371,500 and the median selling time 9 days. Median price gaps by feature: pool 21.9% (30% of sales have one), garage 14% (31%), fireplace 14.3% (38%). The pool carries the most weight in Saguenay. By year built, the median price runs from $312,000 to $492,500. Source: Centris (Matrix), single-family sales closed between September 16, 2025 and September 16, 2026, features as declared on each listing (pool, garage, fireplace, year built), up to 300 sales per city, compiled September 18, 2026, aggregates only.

What each feature adds to the price in Saguenay

Every listing sold on Centris declares its features: pool, garage, fireplace or stove, year built. Comparing the sale prices of houses that have them against houses that do not gives a real gap rather than an opinion. Across 300 sales in Saguenay over 12 months, the median sale price is $371,500.

The gap is the difference between the median price of houses with the feature and the median price of houses without it. It is not the value of an addition: it is what separates two groups of houses on the market.

The pool: what the market actually pays

Houses with a pool sold for $77,000 more than houses without one, a gap of 21.9%. That gap is not a size effect: comparing only three-bedroom houses, it still stands at 30.7%. Days on market, though, are the same on both sides: 11 against 9.

The distinction matters on both sides. Sellers: an in-ground pool costs far more today than the gap shown here, and it also shrinks the buyer pool (young families interested, retirees often put off by the upkeep). You do not install a pool in order to sell. Buyers: if the house you want has a pool, the gap above is the order of magnitude the market grants it, not the cost of building it. That is a documented argument at the negotiating table, to be read alongside the negotiation gap in Saguenay.

The garage: the steadiest feature of all

A garage separates prices by 14% in Saguenay, and it is present on 31% of the houses sold. Across all 51 cities tracked, the garage is the feature whose price gap is the most consistent: 28.5% at the median, against 21.8% for a pool and 13.4% for a fireplace. In Quebec a garage is not a luxury, it is a winter necessity, and prices show it.

Year built in Saguenay

Year builtSalesMedian sale priceDays on marketBedrooms (median)Rooms (median)
1959 and earlier56$312,00019212
1960-1979119$341,0008212
1980-199954$435,5008212
2000-200916$492,5006.5213
2010 onward49$429,0008211

The most expensive homes at the median are those built in 2000-2009 ($492,500). But price is not the only axis: homes from the 2000-2009 period sold fastest (6.5 days), while those from 1959 and earlier took the longest (19 days).

The province-wide finding is counterintuitive and it repeats from city to city: newer homes sell for more but more slowly. Across the 52 cities, the median price climbs from $457,475 for houses built in 1959 and earlier to $705,000 for those built in 2010 and later, yet median days on market go from 10 days for 1980s and 1990s homes to 17.5 days for the newest ones. Newer costs more, draws less competition, and leaves more room to negotiate.

Buyers: how to use this

Sellers: what this changes about your price

Two mistakes are expensive. The first is adding the cost of completed work to the asking price: the market does not reimburse an invoice, it pays a gap. The second is ignoring features entirely: in Saguenay, a house with a garage sells for 14% more, and a listing that fails to declare them properly drops out of entire search filters. Method

Single-family listings switched to sold status on Centris (Matrix) between September 16, 2025 and September 16, 2026. For each listing: sale price, days on market, presence of a pool, a garage, a fireplace or stove, year built, bedrooms and rooms. Up to 300 sales read per city, in address order, an order unrelated to price. The gaps are differences between group medians, not isolated effects: a house with a pool may also be larger. That is why the comparison is repeated at equal bedroom count. Subgroups with fewer than 8 sales are not published. Merged cities are taken in full. Only aggregates are published, never an individual listing. Price series live on home prices in Saguenay and Quebec real estate statistics.

Frequently asked questions

Does a pool increase a home's value in Saguenay?

Houses with a pool sold for $77,000 more than houses without one, a gap of 21.9%. That gap is not a size effect: comparing only three-bedroom houses, it still stands at 30.7%. Days on market, though, are the same on both sides: 11 against 9. This gap measures what separates two groups of houses on the market, not the return on a pool you would have installed. The cost of an in-ground pool far exceeds the gap observed.

Garage or pool: which one pays more in Saguenay?

The pool: 21.9% against 14% for a garage. Across the 52 cities tracked, the garage wins at the median (28.5% against 21.8%).

Do newer houses sell faster?

No, the opposite. Across the 52 cities, houses built in 2010 and later sell at the highest median price ($705,000) but take the longest (17.5 days), against 10 days for 1980s and 1990s homes. More expensive, slower, therefore more negotiable.
