The Quartier des gares and the Bell Centre block (Tour des Canadiens, L'Avenue, Roccabella, Icône, Solstice, Le Drummond) concentrate the recent towers and the largest number of listings: that is where the buyer negotiates most. The Quartier des spectacles (Maestria, Le Peterson) and Phillips Square (1 Square Phillips, TOM) are the cultural centre; the Quartier international (Humaniti, Altoria) is the quietest at night. The Golden Square Mile, between Sherbrooke and the mountain, keeps the older buildings and the largest apartments, a market apart. Old Montreal offers lofts and heritage conversions; Centre-Sud and the Village, to the east, the most affordable plexes and condos. The good deals of 2026 are everywhere above $340,000: the buyer chooses the building (reserve fund, share of tenants, view) before the street.
Ville-Marie has delivered thousands of new condos since 2016, investors are reselling, and demand from students and professionals passing through does not absorb the supply: prices gained only 3 % in five years, against 19 % for the island. For a buyer, it is a window: offer below asking, full conditions, choice of floor and view, and time to read the syndicate's minutes. For a seller, it is the market where the broker makes the biggest difference: price set on the tower's last three sales, professional photos and video, dedicated page, targeted distribution to outside buyers (Toronto, international), and a pricing strategy reviewed every three weeks rather than a listing that drags for six months.
