In the Shawinigan agglomeration the median single-family home sold for $316,500 in Q2 2026, up 13 % year over year, one of the strongest rises in Quebec according to the QPAREB, in 26 days (8 fewer than a year earlier), with 118 single-family sales in the quarter; the plex (2 to 5 units) for $319,161 (+13 %) in 21 days. The agglomeration recorded 153 residential sales (-12 % in the quarter, +5 % over twelve months) and 188 active listings (+8 %), with new listings up 29 %. Condos are marginal (3 sales). Shawinigan is the Mauricie's most affordable market, $90,000 below Trois-Rivières ($405,250) and $340,000 below Montreal's South Shore: we sell there to first-time buyers, remote workers and investors who find a plex under $320,000 with a yield Montreal no longer offers.

The QPAREB publishes no monthly statistics and no "Mauricie" region: the region is read through the Trois-Rivières metropolitan area and the Shawinigan agglomeration, quarterly. The next barometer comes out in mid-October.
Downtown Shawinigan and the Saint-Marc sector concentrate the plexes and the older houses, at or below the median, the investors' market. Shawinigan-Sud, across the Saint-Maurice river, is the family suburb of bungalows and cottages from the 1960s to 1990s, at or above the median, with the shops and the schools. Grand-Mère, to the north, offers the older houses and the second market of plexes, below the median. Saint-Georges-de-Champlain, Lac-à-la-Tortue and the lake sectors offer country houses and cottages, at prices that vary with water access more than with the street. The good deals of 2026: downtown plexes as new listings rise (+29 %), and Grand-Mère houses to renovate.
Shawinigan is doing what Trois-Rivières did three years earlier: catching up. At $316,500 it remained one of the cheapest markets among Quebec's cities while Trois-Rivières crossed $400,000, so buyers priced out of Trois-Rivières and Montreal, and investors looking for plexes under $320,000, converged here: +13 % in a year for houses and plexes alike, and 26 days on market. What is changing is supply: new listings rose 29 % in the quarter. For a seller, the first weekend still makes the price; for a buyer, sales are already down 12 % and the choice is widening, so an offer conditional on inspection is possible again, especially on plexes.
