The Trois-Rivières sector (downtown, the old city, the university) is the priciest, $424,000 (+5 %, +101 % in five years) in 20 days, with the plexes and condos. Trois-Rivières-Ouest ($407,500, +3 %, 27 days) is the family suburb of the 1970s to 2000s. Cap-de-la-Madeleine sells fastest in the whole province, 12 days, at a twelve-month median of $371,000: the entry level and the renovators' market. The other sectors (Sainte-Marthe, Saint-Louis-de-France, Pointe-du-Lac) posted +20 % in a year, $444,500, with the newest houses; the periphery (Bécancour, Yamachiche, Saint-Étienne-des-Grès) offers $390,000 in 31 days. What is changing in 2026 is supply, up 26 % in the metropolitan area: for a seller, the first weekend still makes the price below $450,000, but the newest houses above that now have competition; for a buyer, it is the first year with a real choice.
