The streets between boulevard des Récollets and boulevard Jean-XXIII line up the 1960s to 1990s bungalows and two-storey houses that make the volume, at the median, with shops and schools on foot. The north, toward Highway 40 and the recent neighbourhoods, offers 2000s to 2020s houses and new condos, above the median, where the seller of a 2010 house competes with the builder next door. The south, toward the river and the Laviolette Bridge, keeps the quiet streets and properties with a view, above the median, and the sector's oldest houses. The good deals of 2026: large houses above $600,000 (5.1 months of inventory) listed more than 60 days, and original bungalows to renovate, bought below the median and resold above.
Trois-Rivières-Ouest started from a very low price (the city saw its house nearly double, +98%, in five years) and benefited from remote work, Montreal and Quebec City buyers halfway between the two, and tiny supply: at $407,500 it remains one of Quebec's most affordable urban markets. Volume jumped (+31% in sales in the quarter) and the house goes in under a month below $600,000. For a seller, the street's price draws offers within two weeks; for a buyer, pre-approval and a quick visit are the rule, except above $600,000, where the market is balanced and the inspection is negotiated.
