Selling a condo · Terrebonne · QPAREB Q2 2026 figures
In Terrebonne, the condo is a townhouse and its competitor is the developer next door. Here are the 2026 figures, the pricing method against new construction and the calendar.
Selling a condo in Terrebonne in 2026 most often means selling a townhouse in divided co-ownership in Lachenaie or Urbanova, in a market still with the seller: a $381,000 median in the second quarter (+5 % year over year, +47 % in five years), 36 days on market, 125 active listings, with the whole North Shore at $370,000 in 38 days and 848 listings (+40 %). The competition is the developer next door: the resale wins on immediate occupancy, the finished lot and fence, extras already paid and a tax-included price; it loses if it lists at the new-build price. The price is set on the project's sales and comparable projects, the syndicate's documents (often a small townhouse syndicate with a young fund) are ready before the first viewing, and the marketing also targets Montreal and Laval, where the buyers come from.
Terrebonne sold its condos for $381,000 in median in the second quarter of 2026, +5 % year over year and +47 % in five years, in 36 days, with 125 active listings: a seller's market normalizing with the North Shore ($370,000, 38 days, 848 listings, +40 %). The dominant product, the two- or three-bedroom townhouse with garage in Lachenaie and Urbanova, is compared with those of neighbouring projects still on sale from the developer, taxes extra. For a seller, the day-one price is set on the project's closed sales and on the developer's offer taxes included; the difference between three weeks and three months comes down to that gap and to the presentation. The monthly picture is on the North Shore's August 2026 report.
| Condo (QPAREB, Q2 2026) | Median price | 1 year | 5 years | Days | Active listings |
|---|---|---|---|---|---|
| Terrebonne | $381,000 | 5% | 48 % | 36 days | 125 |
| Mascouche (neighbour) | $362,250 | 4% | 50 % | 31 days | 94 |
| Repentigny (neighbour) | $334,200 | 0% | 46 % | 44 days | 142 |
| North Shore, all | $370,000 | 3% | 51 % | 38 days | 848 |
In Lachenaie and Urbanova, the price is set on the project's closed sales (same model, same year) and neighbouring projects, adjusted for the garage, the finished basement, the fenced yard and the orientation; the syndicate's budget and the Bill 16 reserve fund study go in the file, because a small townhouse syndicate with a young fund worries a buyer who has no explanation. In Vieux-Terrebonne, the rare condos with character sell on few comparables, with caution. In the three-storey buildings of the centre and the station sector, the price is set on similar buildings, and the reserve fund is the point the buyer checks. Our page on the certificate of location in Terrebonne (in French) explains the divided co-ownership case.
The sector median says nothing about your unit. A condo's price is set on the closed sales of your building and of comparable buildings (same generation, same amenities) in the last 90 to 180 days, adjusted for the floor, the orientation, the view, the parking, the storage and the condition; then we look at what is for sale right now in the building and next door, including the neighbouring developer's new units taxes included: that is your real competition. A condo listed 3 % above the building's sales in a 50-day market is not visited, it is compared. We show you the sales, not a promise.

36 days in median in the second quarter of 2026, 38 days for the whole North Shore. A well-presented townhouse priced at the project's level goes in three to five weeks; a unit listed at the new-build price waits.
Against new construction, updated finishes (kitchen, floors, bathrooms) and the landscaped lot pay back; big work is not recovered. The fenced yard, the finished basement and the parking are your arguments against the developer.
No, if it is documented before the offer: a young fund is presented with the Bill 16 study and the syndicate's contribution plan; a voted special assessment is paid or negotiated in the price. The surprise after the offer is what kills the sale.
The broker's compensation, agreed in the contract; the certificate of location of the private portion if outdated (often $800 to $1,500 for a unit); the syndicate's document fees (variable); the mortgage penalty if you break a term; the notary's fees for the discharge. Our free valuation puts numbers on all of it before you decide.
