The North Shore's largest city, where the buyer has the most choice and the seller still leads: the 2026 figures and how we work there.
In Terrebonne the median single-family home sold for $583,500 in Q2 2026 (+1 % year over year, +51 % in five years) in 25 days, with 345 active listings, the North Shore's largest choice; the condo for $381,000 (+5 %, +48 % in five years) in 36 days with 125 listings. The market belongs to the seller in every range (2.0 to 5.6 months of inventory). Terrebonne is the North Shore's largest city, with Old Terrebonne on the Rivière des Mille Îles, Lachenaie's recent neighbourhoods around the Pierre-Le Gardeur hospital, La Plaine's rural north, the Mascouche train and Highways 25, 40 and 640: we sell there to families from Laval and eastern Montreal, and to first-time buyers who compare with Repentigny and Mascouche.

Old Terrebonne (Saint-Louis, Île-des-Moulins, boulevard des Braves) is the market of old houses and waterfront properties, above the median, and the sector where presentation matters most. Terrebonne West (Moody, Terrebonne Heights) lines up the 1960s-to-1980s houses at the median, near the station and Highway 25, the volume of first-time buyer sales. Lachenaie (Urbanova, Carrefour des Fleurs, the hospital neighbourhoods) offers the 2000s-to-2020s houses, at or above the median, and most of the condos and townhouses. La Plaine, north of the 640, is the entry level with bungalows and country houses. The good deals of 2026: La Plaine houses listed for more than 45 days and Terrebonne West bungalows to renovate.
Terrebonne offers more houses than any North Shore sector, and yet the median goes in 25 days: demand from families leaving Laval and eastern Montreal absorbs the supply under $700,000. For a buyer, 345 listings mean the right to compare three neighbourhoods before offering; for a seller, it means a house overpriced by 5 % sits while the neighbour's sells, because the alternative is next door. After +51 % in five years, the rise has slowed to +1 %: the price is set on the street's closed sales, not on last year's peak.
