In Mirabel, the condo is often new, and the median shows it: $459,900. Here is how to compare the developer and the resale, the sectors, the fees and what to read before offering.
Buying a condo in Mirabel in 2026 almost always means choosing between the developer's new build and a resale under ten years old: a $459,900 median in the second quarter (+10 % year over year, +49 % in five years), the North Shore's most expensive condo, 42 days on market, 94 active listings. Domaine-Vert Nord and Sud concentrate the townhouses and recent buildings, Saint-Janvier the 2000s buildings near the 15 and the Premium Outlets. The median rises because the product sold is new and large, not because the same condo is worth 10 % more. The buyer who compares the new build taxes included with the resale taxes included, and who reads the syndicate's projected budget, avoids paying the new-build premium without getting its advantages.

That is $90,000 above the North Shore median ($370,000) and $31,000 above Blainville ($428,500), for a reason of composition: a large share of sales are townhouses and new or recent two- and three-bedroom units delivered by the Domaine-Vert developers. Domaine-Vert Nord and Domaine-Vert Sud, on either side of the 15 near the Mirabel exit, are the heart of the condo market: townhouses with garage, four- to six-storey buildings with elevator, parks and bike paths, shops nearby; the syndicates are young, the reserve fund is read with the Bill 16 study and the first years' budget is often underestimated by the developer. Saint-Janvier, to the north, offers the 2000 to 2015 buildings near the 15 and the Premium Outlets, a little cheaper. Saint-Canut and the farming villages have almost no co-ownerships. Blainville (Chambéry) and Saint-Jérôme ($315,000, the cheapest on the North Shore) are the alternatives to compare.
New construction is the norm: the developer sells with a GCR warranty, taxes extra (GST eliminated up to a million for a first-time buyer, QST due), delivery in 6 to 24 months, and the extras (parking, storage, air conditioning) as add-ons. The resale under ten years old offers immediate occupancy, extras already paid, a syndicate budget past its first years and a tax-included price; in 2026, newly delivered units resell in direct competition with the developer, which gives the resale buyer leverage.
