Days on market · 32 boroughs and sectors · Centris 2016-2026
One page per borough or sector, same definitions, same source: median days on market for a house and a condo by year since 2016, set against the whole city, the decade's four markets and what today's delay changes when selling.
Across the 32 boroughs and sectors tracked, a house sells in 18 days at the median in 2026 (January to September), against 52 days in 2016 and 16 at the 2021 peak; condos take 32 days (66 in 2016) and sell more slowly than houses in 30 of 32 units. From one sector to the next, the gap reaches 41 days for houses and 29 for condos: the whole city (Montreal 20 days, Laval 14, Longueuil 11 for houses) hides very different paces. Fastest-selling houses: Saint-Hubert (10 d), Auteuil (11 d), Laval-des-Rapides (11 d); slowest: Lachine (29 d), L'Île-Bizard and Sainte-Geneviève (49 d), Ville-Marie (downtown) (51 d). Fastest condos: Sainte-Rose (16 d), Auteuil (18 d), Rosemont and La Petite-Patrie (21 d); slowest: Saint-Léonard (43 d), Ville-Marie (downtown) (44 d), L'Île-Bizard and Sainte-Geneviève (45 d). Source: Centris (Matrix), compiled October 14, 2026.
Median days on market, closed sales on Centris: house and condo in 2016 and 2026 (January to September), gap with the whole city in 2026 for the lead category (negative = the sector sells faster than the city), 2026 sales. "n/a": too few sales for a reliable median.

A city's delay is an average of neighbourhoods that do not look alike. In 2026, a house sells in 18 days at the median across the 32 boroughs and sectors where it is tracked (52 in 2016, 16 in 2021, 32 in 2023), but the gap between the fastest and the slowest sector reaches 41 days: Saint-Hubert (10 d) on one side, Ville-Marie (downtown) (51 d) on the other. Condos sell in 32 days at the median (66 in 2016), 15 more than houses, and they are slower than houses in 30 of the 32 units where both are tracked. 15 sectors out of 32 sell houses faster than their whole city, 13 out of 32 for condos. By city, the median of the sectors gives 20 days in Montreal (whole city 20), 12 in Laval (14) and 12 in Longueuil (11) for houses. 13 sectors are at 15 days or less for houses, 0 for condos; in 24 sectors out of 32, 2026 is faster than 2025.
The median delay runs from the listing going live to the accepted offer; the median is the middle value, less sensitive than the average to properties that linger for months. Boroughs and sectors are Centris's (Montreal by borough, Laval by former district, Longueuil by borough). A sector has fewer sales than a city: its medians move more from one year to the next, which is why each page reads the 2016-2019, 2020-2022, 2023-2024 and 2025-2026 plateaus rather than a single year. The whole city comes from our days on market in 52 cities series (query of September 29, 2026).
Every series comes from the Statistics module of Centris (Matrix), queried on the night of October 13 to 14, 2026 with the same settings for the 32 units: Single-family then Condominium category, borough or sector as Centris defines it, median days on market and number of sales by year over ten years. A category is published when it has at least 5 sales in 2026, 30 in ten years and 6 years with a delay; a unit is published as soon as one category is. Only aggregates are published. The same sectors have their page on home prices in Montreal by borough, condo prices in Montreal by borough, home prices in Laval by sector and condo prices in Laval by sector.
Because the delay depends first on the number of properties for sale relative to the number of buyers, and inventory plays out street by street: a sector of rare single-family houses where families want to stay sells in a week, a sector of new condo towers where sellers compete with each other sells in a month. The entry price matters too: the cheapest sectors attract more buyers per listed property.
We publish the boroughs and sectors where Centris has enough sales for a reliable median. A broker from the team can pull the same statistics for any neighbourhood or street in Greater Montreal.
