Rimouski is the capital of the Bas-Saint-Laurent, on the St. Lawrence, with its downtown, the university (UQAR), the CEGEP, the maritime institute, the regional hospital, Pointe-au-Père and Bic National Park next door. Downtown and the old streets around rue Saint-Germain line up brick houses, plexes and condos, at or above the median for renovated ones, with the river on foot. The 1960s to 1990s bungalow neighbourhoods (Nazareth, Saint-Robert, Sainte-Odile) make the volume, at the median. The streets on the river and Pointe-au-Père are the high end, above the median, bought for the view. Le Bic, Saint-Anaclet and the concessions offer country houses, hobby farms and the entry level. The good deals of 2026: original bungalows to renovate and, with supply below sales (97 listings for 120 sales), little margin elsewhere.
Rimouski rose 71% in five years and 10% in 2026 because the university, the hospital, the public service and young families returning to the region support a demand that supply (97 listings) cannot meet: the $400,000 house stays $120,000 below the province. The 36-day delay reflects a regional market where multiple offers remain rare outside the central range. For a seller, the street's price and marketing toward Quebec City and Montreal make the difference; for a buyer, the central range requires pre-approval and a quick visit, the riverfront high end leaves time.
