Selling a condo in Montreal in 2026 means selling in two markets that do not look alike: the neighbourhood condo of the plex boroughs (Villeray $479,000 in 28 days, Rosemont $560,000 in 29 days, the Plateau $600,000 in 39 days), where the seller leads and receives offers the first weekend; and the tower condo of Ville-Marie ($465,000 in 89 days, record listings), Île-des-Sœurs ($613,176 in 75 days) and the centre ($770,000 in 71 days), where the buyer compares dozens of units and negotiates. The whole island: a $483,000 median in the second quarter (flat year over year, +19 % in five years, the region's weakest rise), 54 days; $475,000 in August. In both cases, the price is set on the closed sales of your building, not on the median, and the syndicate's documents are ready before the first viewing.

The condo market in Montreal in 2026, from the seller's side

The island of Montreal sold its condos for $483,000 in median in the second quarter of 2026, flat year over year and +19 % in five years, in 54 days. Behind the median, seventeen sectors at two speeds: the plex boroughs (Villeray 28 days, Rosemont 29, Mercier-Hochelaga 37, the Plateau 39) where a divided co-ownership in a converted triplex finds a buyer in a month; the towers (the centre 71 days, Île-des-Sœurs 75, Ville-Marie 89) where record listings downtown (investor resales, new deliveries) give the buyer the choice. For a tower seller, the price is set on the building's last three sales, often below the price paid in 2021-2022, and the presentation (photos, view, common areas) does the sorting; for a neighbourhood seller, a fair price produces multiple offers. What makes the price, building by building

In a converted plex in Villeray, Rosemont or Hochelaga, the price is set on comparable conversions on neighbouring streets: the floor (the ground floor with a yard or the top floor with a terrace), the parking, the balcony and the state of the kitchen make the gap, and a three- to six-unit syndicate with an established fund reassures. In a downtown, Griffintown or Île-des-Sœurs tower, the price is set on the tower's own sales in the last six months, by floor and orientation, and the unit is also compared with the new units delivered next door: the view, indoor parking, storage and condo fees that include the amenities are the arguments; a voted special assessment or a thin fund gets settled before launch. How we price a condo: the building, not the sector

The sector median says nothing about your unit. A condo's price is set on the closed sales of your building and of comparable buildings (same generation, same amenities) in the last 90 to 180 days, adjusted for the floor, the orientation, the view, the parking, the storage and the condition; then we look at what is for sale right now in the building and next door, including the neighbouring developer's new units taxes included: that is your real competition. A condo listed 3 % above the building's sales in a 50-day market is not visited, it is compared. We show you the sales, not a promise.

The documents the buyer will ask for, ready before launch

The calendar that works for a condo

  1. Weeks -4 to -2: document request to the syndicate (count two weeks), certificate of location, seller's declaration, invoices.
  2. Weeks -2 to -1: decluttering, neutral paint, professional cleaning; the common areas get photographed too (lobby, gym, pool, terrace).
  3. Launch day, a Thursday: professional photos and video, floor plan, dedicated page, Centris, targeted campaigns aimed at the sector's condo buyers, in English and French.
  4. The first weekend: grouped viewings, offers conditional on the documents (5 to 10 days), the inspection and the financing.
  5. Through to the notary: 30 to 60 days; condo fees and taxes are adjusted at the occupancy date.

Should you renovate a condo before selling it?

Rarely fully: in a tower, the buyer compares similar units and pays for the view and the floor, not for your kitchen; neutral paint, clean floors and decluttering are enough. In a converted plex, an updated kitchen and bathroom pay back because buyers there look for move-in-ready.

Does a special assessment or a thin reserve fund prevent a sale?

No, but you have to know before the buyer does: a voted special assessment is paid before the sale or negotiated in the price; a thin reserve fund is documented with the Bill 16 study and the syndicate's plan. What kills a sale is the surprise in the minutes after the offer.

What does selling a condo cost?
