Selling a house in Sainte-Julie in 2026 means selling in one of the South Shore's strongest five-year risers: a $630,000 median for the single-family home in the Sainte-Julie-Varennes sector in the second quarter (flat year over year, +49 % in five years), 22 days on market, 157 houses active (+20 %), a seller's market up to $940,000 (1.7 months of inventory between $470,000 and $780,000) and balanced above (8.3 months). The price is set street by street: the 2000 to 2020 homes of Domaine des Hauts-Bois and the sectors toward Mont Saint-Bruno above the median, the 1970s to 1990s bungalows and cottages of the centre below it, with Highways 20 and 30 and the park-and-ride lots as the arguments. A condo ($391,000, 28 days, 81 listings, +76 %) goes fast too. The method: the closed sales of the street, a fair price from day one, a full launch on Thursday, offers on Monday.
Sainte-Julie-Varennes (QPAREB sector 46) sold its median house for $630,000 in the second quarter of 2026, flat year over year and +49 % in five years, in 22 days (24 over twelve months), with 157 houses active (+20 %); the condo sold for $391,000 (+6 %) in 28 days with 81 listings (+76 %). The market is the seller's up to $940,000, with 1.7 months of inventory in the central $470,000 to $780,000 range where most of Sainte-Julie's houses sell, and balanced above (8.3 months): the large properties above $940,000 negotiate. Domaine des Hauts-Bois and the 2000 to 2020 sectors to the south, toward Mont Saint-Bruno, sell the recent homes above the median: the double garage, the wooded lot and the finished basement make the gap, and the buyer compares with the new units still on sale. The 1980s to 2000 sectors around Parc Edmour-J.-Harvey and the arena sell the family cottages at the median, where the pool and condition make the gap. The centre, near rue Principale and Highway 20, sells the 1970s bungalows and cottages below the median, where the roof, the windows and the kitchen make the gap. Small visible work (paint, floors, refreshed kitchen, landscaping) pays back; big work (roof, windows, basement) rarely pays back 100 % and negotiates better as a price adjustment. In the recent sectors, the buyer compares with new construction: finish and cleanliness matter more than upgrades.
