Pyrrhotite: in the Trois-Rivières region, foundations poured between 1996 and 2008 with concrete containing this mineral swell and crack; ask for the year of the foundation, the petrographic analysis or the existing report, and make the offer conditional on a test if the house dates from those years; the seller's declaration must disclose it. The flood zones of the Saint-Maurice River and Lac Saint-Pierre: check the municipal map and insurability. The city's assessment roll is not market value, especially after a 98% rise in five years. In the periphery, the well and the septic system are documented before conditions are lifted.
