Condominium category, whole municipality of Quebec City, Centris (Matrix). Absorption: sales ÷ new listings of the same year. Months of inventory: active ÷ monthly sales. 2026: nine months (houses: eight months, September 30 harvest).

At 3.0 months of inventory, the condo in Quebec City is still a seller's market in 2026, which is rare: in 12 of the 41 cities tracked, condos are already back in a buyer's market. Here, a well-priced condominium gets showings in its first week. A buyer needs to be pre-approved and ready to decide quickly; for a seller, the risk is not failing to sell, it is selling under price. Houses are at 2.1 months: condos and houses sell at roughly the same pace in Quebec City, which makes life easier for whoever sells one to buy the other.
One count per year for all of Quebec City: what gets listed (flow), what is for sale (stock, month-end average) and what sells, for condominiums only. All three come from Centris, brokers' listings; sales without a broker and new-project sales outside Centris are not included. Stock is the measure that explains price: when it climbs, each buyer has more choice and negotiates. The pages condo prices in Quebec City and condo fees in Quebec City read the same units from the price and charges side.
