Eight sectors with a median, a $145,000 gap and supply up 40 %: here are the North Shore's condo prices sector by sector, from the QPAREB's second-quarter 2026 barometer.

On Montreal's North Shore, the median condo sold for $370,000 in the second quarter of 2026 (+3 % year over year, +51 % in five years), in 38 days, with 848 active listings (+40 %), but the QPAREB sectors run from $315,000 in Saint-Jérôme (33 days) to $459,900 in Mirabel (42 days, often new), by way of Blainville ($428,500, 53 days), Terrebonne ($381,000, 36 days), Boisbriand-Sainte-Thérèse ($371,000, 42 days), the west (Saint-Eustache, $365,000), Mascouche ($362,250, 31 days) and Repentigny ($334,200, 44 days, the slowest). A North Shore condo costs $113,000 less than one on the island ($483,000) and $58,000 less than one in Laval ($428,000), and it is often a townhouse with a garage.

Why are the gaps this wide?

The North Shore condo is rarely a tower: it is a townhouse in divided co-ownership in Lachenaie, Mascouche or Domaine-Vert, a four- to six-storey building in Chambéry or the Faubourg Boisbriand, a conversion in downtown Saint-Jérôme or Sainte-Thérèse, a 1970s walk-up in Repentigny. The median follows the product's age: Mirabel is the most expensive because it is often new (+10 % year over year), Saint-Jérôme and Repentigny the cheapest because their downtowns sell older buildings. In five years, the North Shore condo rose 51 %, as much as the house, because the island's first-time buyers migrated there.

Still a seller's market, but supply is coming back

The North Shore sold its condos in 38 days in the second quarter of 2026, against 28 days for a house, and the stock jumped 40 % (848 listings): new deliveries and resellers of recent units give the buyer the choice they do not have for a house. The fastest: Mascouche (31 days), Saint-Jérôme (33), Terrebonne (36); the slowest: Blainville (53) and Repentigny (44), where the condo negotiates. For a seller, the price is set on the project's sales and on the neighbouring developer's offer taxes included; for a buyer, the new-versus-resale comparison is the first calculation.
