In Lévis, the median duplex is worth $452,500, in line with the cities tracked, and the usual hierarchy holds: a unit costs $226,250 in a duplex, $152,167 in a triplex and $187,500 in a quadruplex. The more units, the less each one costs, because the quadruplex buyer pays for income, not for a home. For a first-time buyer, the duplex remains the entry point; for an investor, the triplex or quadruplex gives the best price per unit, at the cost of heavier management and 20% down if the buyer does not live there.
