Across the 23 cities tracked (33,934 duplexes, 20,693 triplexes and 8,831 quadruplexes sold since 2016), the median duplex went from $221,000 in 2016 to $305,000 in 2021 and $500,000 in 2026 (Jan. to Sept.) (+122%), the triplex from $240,000 to $569,500 (+121%) and the quadruplex from $327,000 to $703,250 (+102%), while the house rose +133%. Per unit, $250,000 in a duplex, $189,833 in a triplex and $175,812 in a quadruplex in 2026, against $110,500, $80,000 and $81,750 in 2016: the cheapest unit is in the quadruplex in 14 cities. The third unit costs $133,500 more than the duplex (+28%), the fourth $122,503 more than the triplex (+14%). The duplex costs more than the median house in 12 cities out of 23. What the table says

A unit costs less the more of them you add, everywhere. In 2026, the median dwelling is worth $250,000 in a duplex, $189,833 in a triplex and $175,812 in a quadruplex: the discount for the number of units is 30% between the duplex and the quadruplex, because the duplex buyer pays for a home with a rent, and the quadruplex buyer pays for income. The three types followed the house over ten years (duplex +122%, triplex +121%, quadruplex +102%, house +133%), with the same 2023 dip and the same 2025-2026 recovery. The duplex now costs more than the median house in 12 cities out of 23, mostly where the house is cheap and the duplex serves as a first purchase with a rent on top. Most expensive duplexes: Montreal ($840,000), Laval ($770,000), Longueuil ($696,250); cheapest: Rimouski ($349,000), Sorel-Tracy ($345,000), Victoriaville ($317,500).

How to read the table

The type is the one declared in the Centris listing (Duplex, Triplex, Quadruplex) in the Income property category; quintuplexes and up and mixed-use buildings are not in these series. The median price is that of sales concluded in the year across the whole municipality; the price per unit divides the median by 2, 3 or 4 regardless of dwelling size. A type is published only if it has at least 5 sales in at least 9 of 11 years; the other cells show n/a. The house is the median price of single-family houses (home prices by city). The cities retained have at least 20 plex sales a year.

Statistics module of Centris (Matrix), October 8, 2026 query, three queries per city (Duplex, Triplex, Quadruplex type), median sale price and number of sales by year over ten years. Only aggregates are published. The price of all plexes combined is in plex prices by city; the price per unit and the gross rent multiplier over twelve months, in plex prices per unit and GRM; the time to sell, in plex days on market.

Frequently asked questions

Why does a unit in a quadruplex cost less than one in a duplex?

Because the buyers are not the same. The duplex is bought by a household that will live in it: they pay the price of a house, with a rent that helps, and they finance it with 5% or 10% down. The quadruplex is bought by an investor with at least 20% down, who compares the price with the rents and the rate on their loan: if rents do not keep up, the price per unit falls until the yield holds. Hence the 30% discount per unit in median.
