Income property category, whole municipality of Lévis, Centris (Matrix). Failure rate: expired ÷ (expired + sales) of the same year. New listings: January to September for 2026. House rate: same definition, Single-family category.

At 29% failure, Lévis is in line with the cities tracked for plexes: most sell, but about one listing in three goes back without a buyer, almost always because the asking price does not hold up against the rents and the rates. The average of 31 days says the same thing: the well-listed building goes within weeks, the ones that linger pull the average up. For a seller, the right price on day one keeps you out of the expired column. The number of plexes for sale and months of inventory, year by year, are in plexes for sale in Lévis; the same count for houses is in houses that do not sell in Lévis and for condos in condos that do not sell in Lévis.
Two measures from the same Centris query, same settings: Income property category, whole municipality, by year over ten years. Expired listings are a count of contracts that ended without a sale; the same plex listed twice in a year can count twice. The failure rate is a ratio between two kinds of listing endings, sale or expiry, in the same year: it does not say how many of those plexes eventually sold after a relisting. The house and condo columns apply exactly the same definition to the Single-family and Condominium categories, which keeps the comparison honest. Average days is the measure the QPAREB publishes; buildings of 6 units and more are commercial and are not included.
62 plex listings expired without a sale in Lévis in 2025, for 198 sales: a failure rate of 24%. In 2026 (Jan. to Sep.): 50 expired, 29%.
Yes, clearly: 29% failure for plexes in 2026 against 17% for houses, a 12-point gap. It is the case in 21 of the 23 cities tracked: a plex is bought on its income, and when rates rise, the price the rents justify falls faster than the price sellers ask.
Yes: 29% in 2026 against 24% in 2025 and 32% in 2021. We remain below the 49% of 2016, but the trend is up, as in 16 of 23 cities.
