Single-family category, whole municipality of Westmount, Centris (Matrix). Absorption: sales ÷ new listings of the same year. Months of inventory: active ÷ monthly sales. 2026: eight months.

At 9.0 months of inventory, Westmount leaves more room to the buyer than most of the cities tracked: they can visit several houses, compare, and sometimes negotiate. For a seller, the listing price matters more than elsewhere, because the buyer has alternatives. It is not a buyer's market in the 2016 sense (7.3 months), but an overpriced house stays listed. The rest of the table explains prices: with 6% fewer homes for sale than in 2016, the median price doubled without the number of sales growing, and it will not come down until inventory does come back.
"Active listings" counts the single-family houses for sale on Centris at the end of each month; we publish the average of the year's twelve month-ends (eight in 2026) and the last month's value. "New listings" adds up the year's listings, including relistings after a withdrawal. Sales come from the same database (number of sales in Westmount). Absorption divides sales by the same year's new listings; months of inventory divide homes for sale by monthly sales, as in the buyer's or seller's market in Westmount, computed there over the past twelve months.
An average of 145 single-family houses active on Centris at each month-end in 2026 (January to August), 147 at the end of August. In 2016 it was 137.
Yes, a little: 145 in 2026 against 138 in 2025 (+5%), and 75 at the 2021 trough. But we remain at 106% of 2016 inventory.
The flow: +17% in new listings since 2016, with absorption at 57% in 2025 against 76% in 2016.
