What the table says

The capital freed follows house values: Westmount ($1,421,840), Saint-Lambert ($670,214), Kirkland ($463,600) lead. In the regions the gap is thinner, and in 2 cities (Sept-Îles, Sorel-Tracy) the median condo, often recent, costs as much as the median house, often older: you then need a more modest condo than the median to free up capital.

Method

Median sale prices of single-family homes and condominiums, Centris (Matrix), January to mid-September 2026. Welcome tax calculated on the condo price with each city's 2026 grid. Selling costs (broker, notary, moving) are not deducted because they depend on each sale. Condo fees: median from the city's Centris listings. Aggregates only; this page informs, it is neither tax advice nor an appraisal.

Frequently asked questions

Is this a good time to move to a condo?

On price, the gap between houses and condos has never been wider in most cities: that is what makes the swap pay. On lifestyle, count the condo fees and the building rules (pets, rentals, renovations) before signing.

Is the gain on selling my house taxable?

The gain on a principal residence designated for every year of ownership is generally exempt. Confirm your situation with your tax advisor.

My city is not on the list?

A broker from the team runs the same calculation for any city, with your house and the condos actually for sale.
