Selling a house in La Prairie in 2026 means selling in the South Shore's most expensive sector: an $820,000 median for the single-family home in Candiac-La Prairie in the second quarter (+4 % year over year, +33 % in five years), 39 days on market, 162 houses active (+12 %), and a seller's market in every range, with 7.3 months of inventory above $1.2 million. The price is set street by street: the historic district and the riverfront sell the older homes on their own comparables, the 1990s to 2020 sectors near Highway 30 sell the family cottages at or above the median, the 1960s to 1980s streets near the 15 below it. A condo ($450,000, 45 days, 157 listings, +70 %) calls for a different strategy. The method: the closed sales of the street, a fair price from day one, a full launch on Thursday, offers on Monday.
Candiac-La Prairie (QPAREB sector 41) sold its median house for $820,000 in the second quarter of 2026, +4 % year over year and +33 % in five years, in 39 days (44 over twelve months), with 162 houses active (+12 %); the condo sold for $450,000 (+12 %) in 45 days with 157 listings (+70 %). The market is the seller's in every range, from 2.3 months of inventory between $400,000 and $600,000 to 7.3 months above $1.2 million. The historic district of Vieux-La Prairie and the streets near the river and the 132 sell the 18th and 19th century homes and the renovated older houses on their own comparables, above the median: the character, the lot and a documented restoration make the gap. The 1990s to 2020 sectors between Highway 30 and the 15 (Grand Boisé, the streets near the Symbiocité and Bois de la Commune) sell the family cottages at or above the median, where the garage and the finished basement make the gap. Small visible work (paint, floors, refreshed kitchen, landscaping) pays back; big work (roof, windows, basement) rarely pays back 100 % and negotiates better as a price adjustment. In the historic district, a restoration that respects the house gains value; a modern replacement loses it.
