The sector, the letter, the REM and the budget per month: here is how to buy a house in Brossard in 2026 without overpaying or missing the right street.
Buying a house in Brossard in 2026 means buying in a seller's market in every range, at an $803,000 median in the Brossard-Saint-Lambert sector (+2 % year over year), in 41 days, with 320 houses active. The budget starts around $600,000 for a bungalow in sectors A, B and C near the Champlain bridge (about $2,875 a month with the minimum down payment, household income of about $129,000), passes $800,000 for a cottage in sectors M to R ($3,790, $168,000) and exceeds a million in sectors L, P and S ($4,706, $208,000). The method: a pre-approval before the first viewing, the sector chosen on closed sales, an offer the first weekend documented with the street's last three sales, an inspection and a reading of the certificate of location. Brossard-Saint-Lambert (QPAREB sector 42) sold its median house for $803,000 in the second quarter of 2026, +2 % year over year and +26 % in five years, in 41 days, with 320 houses active (+3 %) and a seller's market in every range: 0.8 months of inventory under $400,000, 2.8 months between $400,000 and $600,000, 4.7 months between $600,000 and a million, 7.8 months above $1.2 million. For a buyer, that means a quick offer under a million and time to compare above. Saint-Hubert ($602,500) and Vieux-Longueuil ($623,000), next door, are $180,000 cheaper. Sectors A, B and C, near the Champlain bridge, boulevard Taschereau and the Panama REM station, sell the 1960s to 1980s bungalows and cottages: the entry budget, to refresh, with the REM premium. Sectors M, N, O and R, in the centre, sell the 1970s to 1990s cottages at the median. Sectors L, P and S, south of Grande-Allée near Parc de la Cité and Quartier DIX30, sell the large 1980s to 2010 homes, often above a million. Pyrite in the 1970s to 1990s backfill: ask for the test or the certificate. The Longueuil agglomeration's municipal roll (2025-2027, July 2023 reference) is not market value, one way or the other. An up-to-date certificate of location, especially with a pool or an extension. The REM is not a tax, but the proximity premium is real: do not pay it on a street 25 minutes' walk away. And the sector: an identical house is worth $100,000 more in P than in A; compare within the same letter.
