Buying a house in Laval in 2026: the budget, the six sectors, the steps and the traps

Buying · Laval · QPAREB Q2 2026 figures

A $633,500 median, 821 houses available and 30 days to decide: here is how to buy a house in Laval in 2026.

Buying a house in Laval in 2026 means buying in the city that combines the largest choice in the metropolitan area with short timelines: a $633,500 median (up 4% over one year, up 36% over five years), 30 days, 821 houses actively listed. The budget starts around $500,000 for a 1960s to 1980s bungalow in Laval-des-Rapides, Pont-Viau or Saint-François (about $2,417 a month with the minimum down payment, household income of roughly $109,000), runs through $650,000 for a cottage in Vimont, Auteuil or Fabreville ($3,103, $139,000) and reaches $800,000 and up in Sainte-Dorothée, Chomedey and the newer developments ($3,790, $168,000). The métro at Montmorency and Cartier, the three bridges and Highway 440 set the sector premium.

The Laval market in 2026, from a buyer's point of view

Laval sold its median house at $633,500 in the second quarter of 2026, up 4% over one year and 36% over five years, in 30 days, with 821 houses actively listed, the largest single-family inventory in the metropolitan area. A condominium trades at $428,000. Downtown Laval, around Montmorency, sells at $637,500 in 32 days. That combination of abundant choice and a short timeline is rare: it means a prepared buyer can genuinely compare without losing the property.

Which area to buy in in Laval

Laval-des-Rapides, Pont-Viau and Saint-François sell the 1960s to 1980s bungalows under $600,000: that is the entry budget, and Pont-Viau has the Cartier métro within walking distance. Vimont, Auteuil and Fabreville sell the family cottages around the median, with the schools and Highway 440. Duvernay, in the east, benefits from the A-25 bridge to Montreal. Chomedey covers every budget, from the duplex to the large cottage, and carries the heaviest inventory. Sainte-Dorothée and Laval-Ouest, in the southwest, sell newer houses on larger lots, often above $800,000. Sainte-Rose keeps its old village along the Rivière des Mille Îles.

The eight steps of a purchase, in order

  1. The real budget: down payment, CMHC premium, notary fees ($1,500 to $2,500), inspection ($500 to $800), welcome tax (roughly 1% to 2% of the price, refundable up to $5,875 for a first-time buyer in Montreal), tax adjustments and moving.
  2. The written pre-approval, with the rate held for 90 to 120 days. Without it, no serious offer in an area that sells in under a month.
  3. Choosing the area on closed sales, not on asking prices: two or three areas compared on price, days on market and commute.
  4. The showings, grouped into the first weekend on the market when it is a seller's market.
  5. The promise to purchase, conditional on inspection and financing. Short and clean in a seller's market, negotiated in a buyer's market. The price is documented on the last three comparable sales on the street.
  6. The pre-purchase inspection, plus reading the declarations by the seller, the certificate of location and, outside the urban perimeter, the well and septic reports.
  7. Confirmed financing and the lifting of conditions, 10 to 15 days after acceptance.
  8. The notary, 30 to 60 days after acceptance. That is when the property changes hands.

The traps specific to Laval

Iron ochre and the French drain in several Laval sectors: ask for the declarations by the seller on infiltration and have the sump inspected. Flood mapping along the Rivière des Prairies and the Rivière des Mille Îles, to be checked on the municipal maps before you offer, especially in Laval-Ouest, Sainte-Dorothée and Saint-François. Pyrite in the 1970s to 1990s backfill. The 2025-2027 assessment roll, whose reference date is 1 July 2023, is not market value: see our guide to the assessment roll. And Laval's welcome tax, 3% above $500,000: on a $650,000 house, budget $9,360.50, of which $5,875 is refundable to a first-time buyer.

For the budget, first-time home buyer in Laval; to sell before you buy, selling a house in Laval; for the team, a real estate broker in Laval.

Frequently asked questions

What budget do you need to buy a house in Laval?

Roughly $109,000 of gross household income for a $500,000 house, $139,000 for $650,000 (close to the median) and $168,000 for $800,000 in Sainte-Dorothée, on a 30-year amortization with the stress test at 6.24%.

Do you have to offer above asking in Laval?

Often yes, under $700,000: at a 30-day median, a house priced at its street's level gets its offers within two to four weeks. But with 821 houses listed you have real comparisons to make before offering, which is rare in this region. Take the time to visit three sectors before deciding.

Is this a good time to buy in Laval?

Published forecasts (Desjardins, QPAREB, CMHC) point to stable to modestly rising prices in 2027 and a policy rate around 2.75%: waiting does not make the price go down. The right moment is the one where your budget, your pre-approval and your target area are ready. In a seller's market, the buyer who is ready beats the buyer who waits.

What does a broker cost for the buyer?

Usually nothing. The buyer's broker is paid out of the seller's brokerage contract when the sale closes. A buyer's brokerage contract spells out what happens if the seller does not provide for it, and we explain that before anything is signed. See our guide to real estate commission in Quebec.
