Selling a house in Laval in 2026 means selling in a seller's market that has slowed: a $633,500 median for the single-family home in the second quarter (+4 % year over year, +36 % in five years), 30 days on market, but 821 houses active (+10 %) and a city that lost its title of shortest delay in August. The price is therefore set street by street: $547,500 in Fabreville in 24 days, $775,500 in Sainte-Dorothée in 48 days, $735,000 in Duvernay with only 77 listings. A condo ($428,000, 55 days, 614 active) calls for a different strategy than a house. The method: the closed sales of the street, a fair price from day one, a full launch on Thursday, offers on Monday.
Laval is a seller's market that is normalizing: a $633,500 median in the second quarter of 2026, +4 % year over year after +36 % in five years, 30 days on market (36 over twelve months), and supply rising (821 houses active, +10 %). In August the median reached $642,750 (+7 %) but the delay lengthened. The condo is slower: $428,000, 55 days, 614 listings, a buyer's market between $530,000 and $630,000 downtown. For a seller, it means the well-presented house priced at its street's level receives offers the first weekend, and the house overpriced by 5 % joins the other 821.

Sainte-Rose, Vimont and Auteuil ($649,500, 27 days) and Fabreville ($547,500, 24 days) are the fastest sectors: the street's price is enough. Duvernay ($735,000, 34 days, 77 listings) and Saint-François ($552,944, +43 % in five years) sell fast for lack of supply. Chomedey and Laval-des-Rapides ($637,500, 32 days) are the market of bungalows and tower condos, where the condo negotiates between $530,000 and $630,000. Sainte-Dorothée ($775,500, 48 days) is the most expensive and the slowest, with a buyer's market above $1.12 million: the price is set on the waterfront homes that sold, not the ones listed.
