In the Magog sector, on Lake Memphremagog, the median single-family home sold for $585,000 in Q2 2026 (+1 % year over year, +75 % in five years) in 63 days, the longest delay of the Sherbrooke area, with 132 active listings and 74 sales in the quarter; condos, too few for a quarterly median, sold for $340,000 over twelve months (+4 %, +51 % in five years) in 81 days, with 84 listings. The Sherbrooke metropolitan area as a whole sold houses for $490,000 (+5 %) in 34 days. Magog is the Eastern Townships' resort town: the lake, Mount Orford, the marina and Old Magog, with a market split between year-round family houses and second homes bought by Montrealers and Ontarians. The lakefront and the streets with a view of Lake Memphremagog are the high end, well above the median, where second-home buyers from Montreal, Toronto and the United States compare with Bromont and North Hatley; these are the properties that take the longest. Old Magog and the streets near the marina and rue Principale mix heritage houses, plexes and condos, at or above the median, with life on foot. The family neighbourhoods toward Sherbrooke and Mount Orford (Omerville, the 1970s-to-2000s streets) make the volume, at or below the median. The good deals of 2026: lakefront and view properties listed for more than 90 days, and Old Magog condos.
Magog takes twice as long as Sherbrooke (34 days) because a third of its market is second homes, bought slowly and sold slowly, and because prices rose 75 % in five years before stopping (+1 %): sellers still anchor on the 2022 peak, buyers no longer follow. For a seller, that means pricing on the last three sales of the street or the lake segment, not on the neighbour's asking price, and preparing a distribution outside the region (Montreal, Toronto, the border states). For a buyer, it is the first year in five with time to compare, condition an offer on inspection and negotiate a lakefront.
