Old Sainte-Thérèse, around rue Blainville, the church and the station, mixes old houses, plexes and recent condos, at or above the median for renovated ones, with life on foot: it is the sector most sought after by first-time buyers and retirees. The 1960s to 1990s bungalow and two-storey neighbourhoods, between Highway 15 and boulevard du Curé-Labelle, make the volume, at the median. Boisbriand, toward the Faubourg and Highway 640, lines up recent family houses and new condos, at or below the median for condos. Rosemère and Lorraine, to the northeast, are the sector's high end, often above $920,000, with large wooded lots and the Mille Îles River. The good deals of 2026: condos, whose price fell 7%, and the large houses of Rosemère and Lorraine listed more than 60 days.
Sainte-Thérèse sells in a month because it combines the train, services and a price close to the North Shore median ($600,000): Laval families, where the house costs $650,000 in Sainte-Rose, find the equivalent here with more land. Under $920,000, the street's price draws offers the first weekend. Above, thirteen months of inventory: Rosemère's and Lorraine's large houses wait for the buyer who compares with Blainville and Laval-sur-le-Lac, and sell on the last three comparable sales, with marketing beyond the sector. The condo, at -7%, faces competition from Boisbriand's new deliveries: a condo seller prices on the building and on the new construction next door.
