In Saint-Lambert, the median of the sector says little: your house is compared with the last three older homes sold in the village. Here are the 2026 figures, the pricing method and the calendar.
Selling a house in Saint-Lambert in 2026 means selling a rare product in a shared statistical sector: the Brossard-Saint-Lambert sector sold its median house for $803,000 in the second quarter (+2 % year over year, +26 % in five years) in 41 days, with a seller's market in every range, but Saint-Lambert's 1920s to 1960s homes around the village, avenue Victoria and the river sell on their own comparables, usually well above that median and on few sales. The price is set on the last closed sales of similar older homes in the same streets, not on Brossard's cottages. A condo ($404,000 for the sector, 50 days) calls for a different strategy. The method: the closed sales of the street, a fair price from day one, a full launch on Thursday, offers on Monday.

The market is the seller's in every range, with 4.0 months of inventory between $1 million and $1.2 million and 7.8 months above, the ranges where most of Saint-Lambert's homes sit: the buyer at that level compares and negotiates. The village, around avenue Victoria and the exo Saint-Lambert station, sells the 1920s to 1950s homes on walkability, character and the train, above the sector's median and often above a million: original features, a renovated kitchen that respects the house and a documented foundation make the gap. The streets along the river and Parc de la Voie maritime sell the largest homes on few comparables. The 1950s to 1960s bungalows of the north and Préville sell closer to the median, where condition and the lot make the gap.
