The benchmark most landlords and lenders use is the 30% rule: rent should not exceed 30% of gross household income. For a 4½ at $1,495, that means about $59,800 in annual income ($1,495 × 12 ÷ 0.30), and $74,000 for a 5½ at $1,850, $54,000 for a 3½ at $1,350. Many households go over that line; it is still the first number a landlord looks at in a rental application, along with the credit check and references.
The median condo sold in Quebec City from January to August 2026 went for $335,000 (1830 sales, from our home and condo prices in Quebec City series). For an owner-occupant, the minimum down payment is $16,750 (5.00%, CMHC rule read September 16, 2026) and, at the 4.29% five-year fixed rate posted by Multi-Prêts on September 14, 2026, over 25 years, the mortgage payment is about $1,793 a month, before municipal and school taxes, insurance and condo fees; lenders qualify you at the 6.29% stress-test rate, or $2,175 a month.
