The 30 condo tower and project sheets we follow, sorted by sector, with what to check before buying or reselling a unit.
In a tower, a condo's price is set on closed sales in the same building, same floor, same orientation, same area, not on the sector median. This page links our 30 sheets building by building, from downtown Montreal (Tour des Canadiens, Roccabella, Maestria, Humaniti, Icône, TOM, QuinzeCent, Solstice, Le Peterson, L'Avenue, Altoria, 1 Square Phillips, Le Drummond) to Nuns' Island (Evolo, Symphonia), the South Shore (Solar Uniquartier, Magellan, LUM Pur Fleuve, Cité DIX30, Symbiocité, Vic&Lambert, Sir Charles, Le NOVUS) and Laval (Marquise, U-Bahn Urbania). Each sheet is independent: we are not the developer of any project, and the features come from the public sources cited on each page.
Two condos of the same area in two neighbouring towers can be $100,000 apart, because the building's age, the condo fees, the state of the contingency fund, the services and the share of rented units do not show in a sector median. Each sheet gives the building's public facts (address, developer, year, storeys, units, transit, services), the condo market of its sector per the APCIQ, and the three checks before any offer: the contingency fund study required under Bill 16, the syndicate's minutes and the share of rented units. Through closed sales in the same building over the last 90 days, which we document building by building; a free evaluation based on those sales is done within 24 hours. The sheets do not publish unit prices, because they vary by floor, orientation and area.
It sells for more per square foot, but its condo fees are higher and its contingency fund young; a well-managed 1980s building is sometimes worth more, and an old building with no solid fund costs more than its price. The sheet and the syndicate's documents decide.
We add sheets regularly. Meanwhile the method is the same: closed sales in the building, the syndicate's documents, inspection of the private portion.
