One page per city, same Centris query: the distribution of condo sales by price bracket in 2020 and 2026, the best-selling range, the share under $300,000 and under $400,000, and at $500,000 and up.
Across the 41 cities tracked, condo sales under $400,000 went from 76% of the total in 2020 to 47% from January to September 2026, and those under $300,000 from 55% to 15%; in median across cities, the share under $400,000 went from 94% to 57%. Sales between $400,000 and $500,000 weigh 23% in 2026 (against 12% in 2020), those at $500,000 and up 30% (against 13%). The best-selling range changed in 40 cities out of 41; condos under $400,000 were the majority in 39 cities in 2020 and are in 21 in 2026; the $500,000-and-up bracket is the majority in 4. Cities where condos under $400,000 remain the most numerous: Rouyn-Noranda (100%), Rimouski (97%), Granby (93%); the rarest: Boucherville (16%), Pointe-Claire (11%), Westmount (2%). The condo followed the house up one bracket, a year later and with less amplitude. In 2020, the best-selling range sat under $300,000 in most of the 41 cities; in 2026, it changed in 40 cities and the centre of gravity settled between $300,000 and $500,000. Condos under $400,000 remain the majority in 21 cities out of 41, against 39 in 2020: it is the segment that replaced the house under $500,000 as the entry to the market, and that is why it is the most contested. In the cities at the bottom of the table, the condo sells at the price of a suburban house and the $500,000-and-up bracket dominates; there, the first-time buyer compares the downtown condo with the outer-ring house, and the difference comes down to condo fees and commuting more than price. For a seller, the table says how many condos sold at their price this year, and whether that price falls in their city's most active range or in one where buyers are scarce.
Shares compare sales closed in each bracket with all condominium sales in the municipality for the period. Centris ranges go in $50,000 steps up to $500,000, in $100,000 steps up to one million, then one million and up; the city pages give the fine 2026 ranges and their median price. The best-selling range is the one with the most sales. 2026 counts January to September: the distribution is comparable, not the count. The Condominium category includes apartments and divided co-ownership houses.

Because condo buyers are the ones the house excluded. In 2020-2021, the house rose first; in 2022, first-time buyers pushed out of the house market fell back on the condo and moved it up one bracket. The 2023 rate rise then slowed both, but the condo remained the only door under $400,000 in most cities, which keeps its best-selling range under pressure.
